Transaction Types: Recapitalization, Refinancing, Acquisition, Partner Buyouts and Discounted Note Payoffs, Possible New Development, Re-Development opportunities
Financing Types: Bridge Loans, A&D Loans, Development Loans (under certain circumstances)
Amounts: Minimum of $2,500,000 up to $25,000,000
Term: Typically 3-5 years
Collateral: First real estate mortage
Recourse: Partial to non-recourse, with standard and customary carve-outs
Pricing: Loan pricing typically includes upfront origination fee and either a fixed rate or floating rate (prime based). Interest reserves established as necessary.
Amortization: Interest-only
Minimum Equity: Varies based on the risk profile of the transaction
Exit Strategy: Must be clearly defined and may include the sale or refinance of the project within the term of the loan
Lender: West Coast Florida based capital source with rapid due diligence / underwriting and closings occurring typically within 30 days.
